A guarantor is a person — or sometimes an organisation — that commits to paying the rent if the tenant runs into financial difficulties.

Simple surety
With a simple surety, the landlord must first turn to the tenant before asking the guarantor to pay.
This option offers more protection to the guarantor but is now less common in student rentals.
Joint surety
Joint surety is the most widely used form of guarantee in France.
In case of unpaid rent, the landlord can contact the guarantor directly without first pursuing the tenant.
This system reassures landlords and is therefore very common in student housing.

Garantme: a solution made for students
Garantme is another rental-guarantee solution particularly used by students and international students.
The principle is simple:
- the student submits their file
- the situation is analysed
- a guarantee certificate is issued
- the landlord is reassured
This solution allows many students to rent housing even without a physical guarantor in France.
